Leelanau Home Sales Decline, Prices Increase - Leelanau Ticker

Residential real estate continues to see fewer sales, while those that do sell are reaching higher prices. Figures for May from Aspire North Realtors show 22 sales in Leelanau County last month producing a total volume of $17,831,900, an average of $810,540. Last year’s 31 sales for a nearly identical $17,286,350 in May produced an average sale price of $557,624, more than $250,000 less per sale by average than last month. There were a whopping 55 sales in 2021 coming out of the pandemic, but only 13 in 2020 in the midst of it. Pre-pandemic totals hovered in the high 30s, with the average prices increasing nearly yearly.
Year to date, there have been 101 sales, roughly on a par with last year’s 108. Otherwise you have to go back to 2011 to find a lower number of sales. This year’s average price of $681,423 lags behind last year’s $716,141. Both those figures eclipse those of years prior, though the total volume of sales of $92,987,252 and 185 total sales in 2021 exceed those of any other year.
